A Positive Outlook For Home Remodelling in 2025

As the owner of Satolli Carpet & Floor Covering in Warren, Ohio, I recently attended Mohawk's biennial Edge Summit in Aurora, Colorado. Chairman and CEO Jeff Lorberbaum shared valuable insights into the flooring industry's anticipated growth.

According to the Harvard Joint Center for Housing, residential remodeling is expected to return to typical levels in the latter half of 2025. Additionally, mortgage rates are projected to drop below 6% by the end of next year, potentially leading to a 9% increase in home sales.

Given that a significant portion of residential flooring sales is linked to existing home sales and the accompanying renovations, these forecasts are encouraging for our industry. Notably, the average age of first-time homebuyers is now 38, with many in Generation X eager to purchase homes once conditions improve. Over the past year, U.S. home equity has risen by 8%, and the median home age is now 40.

For the 40% of homeowners without mortgages and those with historically low rates, home improvements remain a priority. Lorberbaum also highlighted that strong stock market performance has bolstered investment and retirement portfolios and wage growth is expected to outpace inflation next year.

Currently, only 25 out of every 1,000 owned homes in the U.S. have been sold, the lowest rate since 1995. However, with anticipated declines in interest rates and an increase in single-family new construction—projected to rise by 5% to 10% next year—there's optimism for increased market activity.

Budget-friendly Flooring Options

Despite recent market downturns and consumers opting for more budget-friendly flooring options, specialty retailers like Satolli Carpet & Floor Covering continue to outsell home centers by a factor of three.
